This week I am going to be talking about six ways on how to grow your real estate business fast.  If your business is already growing fast, lets grow it faster and if it is not at the level that you want it to be at, lets speed up the process.

Step #1: How do I grow my business super fast and at the same time maintaining that growth. Many people grow their business, but once they hit the peak, they start to go down hill.

Accept the fact that you have work to do and you have to do it every single day. Again, you know you have work to do, and you have to do it every single day regardless of how you are feeling. Every single morning, when it is time to begin your day, the rest of your day has nothing to do with how you are feeling in the morning because you control how you are feeling. If you don’t feel like working, then you better have a strategy in place that will put you in the zone, that will get you focused, something that will get you to do the things you need to do. “If you ain’t going to do the work, you ain’t going to get the results.” Look how simple it is, you want to lose weight? Move more, eat less.
You want to set more appointments? Pick up the phone and make more phone calls.
You want to take more listings? Go on more appointments.
Whatever result that you want, there is work required, if you aren’t going to do the work, then you will not get the result, that simple.

Step #2: Know where your business is going to come from and find out how you are going to get it, and just do it.  Some people, they have a goal to do 100 transactions, 50, 25, whatever that number is, but they don’t have a clue as to where this business is going to come from.  Look if you have no idea where your business is going to come from, it is not going to come. So do the following:

Identify how much of that business is going to be listings sold vs buyer sales. For example if your goal is 24 transactions, at is going to be 50/50 then you know you have to get 12 listings and 12 buyer sales. Now in order to get 12 listings, you need to get more than that because some might not sell in that one year time frame you have alloded for yourself. The next few questions then are,
Are they going to come from your farm?
Are they going to come from picking up the phone and calling up for sale by owners?
Are they going to come from calling on expired’s?
Are they going to come from your online marketing?
Where are they going to come from and how many are going to come from every single category from above?
If you don’t know where they are going to come from, I’m not saying you won’t get any, but most likely you will not get the numbers you are wanting. You will be at the mercy of what is happening in the marketplace instead of being in full control of your business.

Step #3: Know that you will have competition, so sharpen your axe.

If you are going to go out there and compete for business, you got to sharpen your axe.  I don’t care what type of lead generation you are doing, if you are doing open houses, those that are walking in are also walking into someone else’s open house.  If you are mailing, know that there is someone else that is mailing. If you are door knocking, know that there is someone else knocking on the same door.  If you are calling on expired’s, there are a ton of others calling on them also.  If you are calling on FSBO’s, there are a TON of other agents calling on them also.  Even if you are generating leads from online marketing, know that this person just got done filling out a bunch of other forms also.  Bottom line, you are competing for that business.  He or She that has the better, sharper axe or in other words, skillset will get the business.  Know that there are others that are practicing every single day and when it is time to compete, either they win or you, there is no second place.

Step #4: Know that you will be in the business for a long time, so take care of everyone.

Get a CRM, build your database, and communicate value to them.  It doesn’t matter how long you will be in the business, build up that database.  Run your business like a business.  Communicate with the people in you database at least on a weekly basis.  Some people say that is too much, how?  Everyone is competing, everyone in the world is competing for your attention.  I’m competing for your attention, to get you to watch this video.  There’s probably another video flickering to the side of me on youtube, another ad on top of this video flickering on facebook, trying to grab your attention.  That is the world we are in right now, everyone is competing for attention, YOU got to do more to get the attention of your clients.  There are people that are literally marketing to their database on a daily basis, not necessarily in one specific format by sending an email, you also have facebook marketing, then they are doing something on youtube, something on the podcast, so look, we’re trying to broadcast messages, don’t let this message overwhelm, all I am trying to say is give as much value as you can and you won’t have to ask for the business.  The more value that you give, the more that you will be perceived as the expert and you become a trusted source.

Step #5:  Get better at online marketing, there’s nothing more to say about it.

Look you can’t escape the internet, people wake up every single morning, what do they do?  Look everyone has a smartphone in their hand, this is all internet.  For example, we are running facebook ads constantly, let me tell you something.  Over 70% of the people we are targetting are looking at our marketing material or videos via their mobile device.  Everybody is on the internet, every single part of the day, are you on the internet? I don’t mean “I got a website that nobody ever visits,” really are you on the internet?  Are you doing something on purpose every single day to bring them to watch your video, to bring them? You are? You’re not? You should!
